StageCoach 2015 Is Here


Now that the Coachella festival is over the Empire Polo grounds will be making ready for the Royalty of Country Music. From Tim McGraw, Blake Shelton, Miranda Lambert and Sara Evans to the Oakridge Boys and Mac Davis as well as Mickey Gilley. Stars of the country music world past and present will take to the stage in Indio CA at the Empire Polo grounds to to put a little twang into the Coachella Valley. If you enjoy Country music there won't be any other place for you to be than right here in the Coachella Valley.

Indio, is a fast growing city located at the Eastern end of the Coachella Valley. With affordable housing a community college and as  home to the County Courts and Fairgrounds the future for Indio looks quite bright. Dining In Palm Springs

Always interesting to see what the visitors perspective on Palm Springs is! Here is a list of new places to Dine in Palm Springs recommended by the LA area food blog LA eater.



Perhaps we will see some of these fine spots participate in Palm Springs Restaurant week the First week of June. Many area restaurants offer 3 course dinners for special set prices to give you an opportunity to sample all the great choices out there.

Almost as interesting as what is new is what has closed. While many restaurants open and close quickly it is rare to see the really popular places close. The last year or so we have seen some popular establishments close such as The Red Tomato, Hamburger Marys, Lyons, Daveys Hideaway, Acqua Pazza and even the Palm Springs location of California Pizza Kitchen.

Lastly, another interesting thing to watch will be the new hotels that are slated to open soon. What sort of dining options will they offer. Already the Hard Rock hotel has brought in Celebrity Chef Kerry Simon with his Simon Kitchen. Will Palm Springs become another Las Vegas in the dining category with Celebrity Chefs opening up more venues in the area? It will be fun to watch and enjoy all the great eats no matter which way it goes.

Palm Springs Video Tour



This nice video only covers the highlights of Palm Springs but it is fast paced and shows somethings you might not get to do such as hike in the Canyon or see the Jaguar from the Living Desert up close and personal. The shots from the Tram Car are clear and unobstructed and some of the best I have seen. So even if you have been before give this video a look, I bet you will be impressed.

Palm Desert To Debut Three Popular Retailers



Palm Desert will soon be home to three very popular Retailers. First To open in the Town Center Shopping Plaza will be a large Nordstroms Rack store.  Coming soon will be Whole Foods in the same Plaza and H&M in The Westfield Mall complex across the street.

Construction is continuing at a hectic pace on all three locations and from the outside they look almost done.  

Just recently Dicks' Sporting Goods Opened a large store in Westfield Mall and the World GYM opened an expanded location there in a relocation move from the Town Center Shopping Plaza across the street.

All ready a leader in Coachella valley retail these are exciting times in the retail sector of Palm Desert to be sure.

Art Under the Umbrellas shows are one-day events located in Old Town La Quinta from 10am to 4pm on select Saturdays October thru March. There is Free admission and free parking. Offical Website of Art Under The Umbrellas

Over 80 artists participate at each Art Under the Umbrellas event, located along the closed-off streets of Old town La Quinta. This pretty outdoor venue is reminiscent of Colonial Mexico. Make it a great day outdoors by perusing artist wares, exploring shops, and restaurants.

After all that walking at the art fairs you can put your feet up and discover inspiring and thought provoking cinema at the 2014 Palm Desert Public Art Documentary Film Series. Beginning in January 2014, the public is invited to a fifth season of free screenings of public art-themed documentaries presented by the City’s Public Art Department and the University of California, Riverside Palm Desert Graduate Center. Each screening will include a featured speaker who will discuss that night’s film.

Tennis Tournament In Indian Wells

The BNP Paribas Open Tennis Tournament returns to beautiful Indian Wells March 3-16 2014. This year the venue Indian Wells Tennis Gardens is dramatically enlarged after having undergone an beautiful expansion since last year.

Major International tennis stars and their fans will fill the Coachella valley as all eyes in Tennis turn to Indian Wells California. Always a class act, this year the event will be preceded by a John McEnroe Charity tournament which is free to the public on March 1, 2014. Tickets are available from $28 in the grandstand to just under $100 for other seating choices. The
website also showed multiple day ticket packages available. The Tournament player list reads like a whose who in the world of professional tennis - Victoria Azarenka, Roger Federer, Maria Sharapova, Rafael Nadal, Andy Murray and over 100 more. Indian Canyons In Palm Springs Closed By Storm

Many times people will ask why we have the large channel - often called the wash - running through the valley. If you approach the populated areas near the base of the mountains you will often find ravines or drainage areas that are set up to divert water from the Mountains. An example of the need for these came this past week when every afternoon brought heavy mountain rainfall. The amount of rainfall in the Desert actually was not that much - but the runoff from the storm in the mountains created problems for our beautiful Indian Canyons in South Palm Springs. PALM SPRINGS — The Agua Caliente Band of Cahuilla Indians indefinitely shut down Tahquitz and Indian canyons Thursday because of damage that was caused by this week’s flooding.

“The Indian Canyons are nearly unrecognizable in the condition they are in today,” tribal Chairman Jeff Grubbe said in a news release announcing the closures. “We are working diligently to assess the damage and determine the next steps to remove debris, repair damage and return the canyons back to as close to their natural beauty as possible.”

Stagecoach Festival 2013

The Universe of Country Music is in Indio this weekend as some of the biggest names, newest groups and industry veterans unite for an amazing weekend of Country Music. Held at the Polo Grounds in Indio CA the three day festival is sure to bring thousands to the Coachella Valley to experience the warm sunshine and great Country Music. Word is the festival is sold out this year but it is not too late to start planning to be here in 2014!

The LPG Kraft Nabisco Championship Rancho Mirage CA

Mission Hills Country Club in Rancho Mirage CA will once again play host to the LPGA golf tournament known previously[caption id="attachment_2494" align="alignright" width="95"]2013 Kraft Nabisco Championship 2013 Kraft Nabisco Championship[/caption] as the Dinah Shore April 1-7, 2013.

All the biggest names in Womens' Golf will be coming to the Palm Springs area where the temperatures are predicted to be in the 80's! I think we will be making some people up north a little jealous with those temps. Some might even be tempted to buy a home for sale in Rancho Mirage.

Tickets start at $15 and children and active Duty Military familes get in free!

Wild Lights AT Living Desert Starts Tonite

The Wild Lights at The Living Desert will open the holiday season on Wednesday, November 21st 2012. In its 20th season this is a great event for the whole family. Enjoy a night out under the stars as you walk the grounds of the Living Desert and see the amazing light displays. Presented by the City of Indian Wells and running on select nights over the holiday season, it is a great night out and loads of fun as well. This year you will see over 750,000 twinkling lights illuminating the park and food and beverages will be available. Look for other special entertainment such as Camel Rides and shows on the following dates: Nov. 21, 22, 23, 24, 30 Dec. 1, 7, 8, 14, 15, 20, 21, 22, 23, 26, 27, 28, 29, 30, 31.

Recovery...Really, Is This The Best Time To Sell?

The last three or four months in California (well most of the state anyway) have been a heady return to the days of multiple offers. Declining inventories have lead to a mini frenzy on many properties. Prices have started to inch up. Don't worry, no one is going to get whiplash from the speed that they are rising but they are indeed rising a little. Homes that are in tip top shape sell first, followed by homes that need just a little work followed by great buys on big fixers in good areas.

This trend has bypassed  properties with high Homeowners fees, it has also excluded most condos - Single Family homes are the darlings of the current market.  Great prices on homes/condos have had the negative effect of making the HOA fees really jump up and hit buyers in the face.  Ironically, it is the best priced condos that often have the worst time of it. While many people will take a closer look at a nice condo for a mere $100-115 thousand they hit the pause button upon finding out that the monthly dues are over $400. At todays' historically low interest rate that is almost as much as the mortgage.


Many reports on the state of Real Estate focus endlessly on the numbers 49%-55% decreases in inventories year over year, and as mentioned earlier the modest surge in prices.  It would be easy to interpret this as a positive sign of a rejuvenated housing market.  Underlying these trends though some economists are pointing out, are the harder facts. Only about half of the homes purchased are being bought by primary home owners. That means the other half are being bought by investors that want to fix and flip or fix and rent.  The economist say this points to low demand despite record low interest rates consumers are not flocking to buy homes. The underlying economic conditions of growth in the economy and lack of jobs is holding the average home buyer back even with 3.5% interest rates!


The point here is not to say that all is lost. Movement in the market is still good. Banks still have years of work to do to reduce their foreclosed inventory. It is debatable how they will do that but that is for another blog post. Some new construction is starting to spring up or get restarted.  Inventory levels could change depending on these two segments alone.  It has been talked about lately, that the banks may start selling off their inventory in bulk sales. That could change the market drastically. Also, investors could shift gears. If they are unable to find tenants or buyers for their flips they won't be buying more. The economy could improve the only constant here is the fact that things will change.


This leads me to the point that I don't think should be missed. If you are in a position where you know you want to sell your home in the next 6 months, do not wait. Now is the time - seize the moment and do it now.  After almost 12 years in the business I can personally attest to the fact that in every market condition the market tends to shifts about every six months.  The shift could be availability of financing - inventory levels - consumer confidence or something as mundane as popular price points but it will shift.  We are drawing close to that six month window, sellers now is your moment.

Evening Under The Stars 2012

May 5th is of course Cinco De Mayo - which is very important of course but in Palm Springs it is the equally Important Evening Under the Stars. In its' 19th year this event is the AIDS Assistance Program's annual fundraiser which generates a major portion of their operating budget for the Food Voucher Program.

The event takes place at the O'Donnell Golf Club in Palm Springs, right behind the Hyatt downtown. Not only is it a beautiful setting it is a great central location for such a fun event.

Past years have seen everyone from The B-52's to Barry Manilow and Suzanne Sommers perform but this year Evening Under The Stars will feature the music of the all-female rock band The Go-Go's. The actress, the lovely, Lainie Kazan will act as Mistress of Ceremonies. The menu for the event is being created by Celebrity Chef Susan Feniger.

Dancing, dinner and entertainment under the stars in downtown Palm Springs all for a great cause! How could you not want to go?

Palm Springs Modernism Event 2-16-26-12

Palm Springs is forever tied to and truly is an open air museum of the Mid Century Modern look. From commercial buildings to private homes, stunning examples of this architectural style are part of everyday life in our Desert paradise.



Modernism week grew out of a successful show that was started in 2001 to showcase the style right here in Palm Springs. It has morphed into an international event every February including home tours, lectures, films, parties and of course the show that started it all held right here at the Palm Springs convention center. One of the best parts of the show is that each year more and more Modernism connections are found. For example this year will be the second year that the Airstream travel trailers of that era are on display. Also, this year there will be a special night lighting of featured commercial properties in downtown. Interesting and fun this is truly a not to be missed event.

Many sponsors and partners are now part of the event including the Palm Springs Art Museum and Palm Springs Historical society among others. Kudos to all the sponsors for bring such a relevant and interesting event to life in Palm Springs.

Cycling to make a difference is what the Tour de Palm Springs is all about. The event was designed to raise money for non-profit organizations in the Coachella Valley. With a goal of raising $200,000 for local charities in 2012 the event is not only fun but very helpful to the community.
