Rancho Mirage Short Sale Completed

ANOTHER SUCCESSFUL SHORT SALE CLOSING IN RANCHO MIRAGE

Short Sales occur when a seller must sell their home for less than they owe on the loan(s).   There are forms and appraisals and much of the process is like any sale but then you have to submit it all to the bank for approval. This is the part that usually takes the longest. On the one hand you cannot really blame the bank for taking their time in checking everything out. On the other hand many times you feel as though the file is just stuck at the bottom of the pile and no one is doing anything with it at all.  A successful simple short sale typically takes you 3-4 months to complete.

Short Sale help is offered by many people.  You may have even received advertisements in the mail. But here is the Key thing to watch out for. If you have more than one lien on your home about 55-65% of those advertisers won't touch you. The odds are not in their favor. They have a system to process single lien short sales as quickly as they can and get paid. That is perfectly acceptable they have a business model and they follow it. However, that does not help you if you fall outside of their parameters.

Here is where it pays you to find an agent who will both honestly assess your situation and then get to work trying to make it happen. It is not easy but it can be done.  Some Short Sale Services can cost money - working with us is free of charge to the seller.

In the past three years we have completed dozens of short sales but  we have also helped several homeowners with super complicated short sales. One was a property located on Lease land. During the time that the mortgage was falling behind the Homeowners Association bought out the land lease. There was also a second loan on the property. We successfully closed the deal after 2 years of work. The homeowner did not have a foreclosure posted on their credit. Our most current super difficult transaction was in Rancho Mirage CA at Victoria Falls. We hung in there with the homeowner and after almost 18 months we got it closed. Again no foreclosure on the sellers credit.

This particular sale had 2 loans,  HOA liens and city fines plus title problems!  We got to work and straightened it all out. So even if someone tells you your short sale cannot be done - lets us give you a free second opinion.

Sunnylands Rancho Mirage

Sunnylands was the winter Desert home of the Annenbergs' from 1966 through 2009.   Walter Annenberg was, amoung other things, Ambassador to Great Britian during the Nixon administration.  Even if you never heard of the Annenbergs anyone who has ever driven by the big pink wall on Bob Hope Drive or Frank Sinatra Drive  may have  wondered what was behind the wall.  That question can now be answered at The Sunnylands Center. Free and open to the public (closed in August)  the visitor center is a place where visitors can learn more about Walter and Leonore Annenberg and their commitment to their country, to philanthropy, to education, and to the arts.

The Center includes an orientation film in the theater and selections of art from the Sunnylands Collection. You can also enjoy and explore the garden paths that wind throughout Sunnylands Gardens.

Visitors who have preregistered and paid for tours of the historic estate get to tour the midcentury design private residence that has hosted movers and shakers in the world of politics and entertainment  for decades. Currently used as a private retreat tours are available when the property is not in use.

Rancho Mirage Art Affaire This Weekend

This fun filled two-day event is a juried art show and jazz festival. There will be food for sale from local restaurants and a wine and Beer Garden. This will be the 11th year for the event which gets a little bigger and more exciting each year. There will be about 100 award-winning artists in a variety of artistic mediums, including painting, sculpture, ceramics and jewelry. Smooth Jazz music with featured performers Matt Marshak and Shilts on stage.

The Art Affaire is presented FREE by the City of Rancho Mirage Parks and Recreation Commission. Whitewater Park is located at 71-560 San Jacinto Drive in Rancho Mirage.

DROP OFF SITES OPEN ON October 29 -2011

If the curbside by appointment does not work for you there will be drop off sites.  One is at the Rancho Mirage Public Library.  There are two other sites just for greenwaste and wood drop off  one at the SW end of Magnesia Falls Drive and the other at the East end of  Cypress lane.

Best of all you can dispose of all these items free of charge.

Please note: Burrtec and the City of Rancho Mirage cannot accept hazardous waste at these sites.  You will need to call 760-324-2374 to schedule a free pick up or take them to the Saturday only collection center in Palm Springs.  Located at 1100 Vella Road the center is open Saturdays only from 9am to 2pm.
