When you choose to live in Palm Desert California you'll find that the amazing quality of life is accented by a splendid choice of homes. Many types of  neighborhoods make up the city. You will be hard pressed to find a category of home that is not represented in this city.

Yet, almost next door to Bighorn you can find beautiful condos starting at $200,000. Truthfully, this is part of what makes the desert special in that there are wonderful homes for every need. One thing that is not immediately apparent to the visitor to Palm Desert, but is very important to who we are, is that we are a destination resort. There is no industry in the valley. No rush hour, no commuting. The “business” of the Coachella valley is fun in the sun. Casinos, golf courses, world class resorts, shopping and dining see to that! Everything is just minutes away and the pace of life is slower. Everyone is here to relax and enjoy the endlessly sunny days.

Palm Desert is broken up into 3 geographical areas referred to as Palm Desert North, Palm Desert East and South Palm Desert. South Palm Desert is almost exclusively residential once you get away from the Highway 111 corridor, while North and East are well planned communities with a mix of uses.

Palm Desert also holds the reputation in the valley of being the most financially sound. It is also home to the new extension of the University of Southern California San Bernardino. As a result of the University project most of the remaining vacant land in North Palm Desert is being totally developed with supporting infrastructure, housing and retail.

The McCallum Theatre, the Living Desert and the two year college of the Desert are also located in Palm Desert. Every Saturday on the grounds of the College of the Desert the Street Fair takes place – it is an open air shopping extravaganza.

Palm Desert Sales Stats

February numbers for Palm Desert have been posted on my website and you can see them here



Inventory decreased somewhat and more homes and condos went into escrow than in January. Big time sales activity at Big Horn Country Club with two sales topping 10 million combined. This follows on the heels of Januarys sale of an 8 million dollar plus estate in this luxury country club.

It was announced earlier this month that the Stone Eagle golf course off of Highway 74 in South Palm Desert was closing. This beautiful course took great advantage of it's setting in the foothills of the mountians. They offered memberships in the $200,000 plus range and that surely was part of the problem. Homes in the community (which number just 48) are said to be unaffected by the closure of the golf course.

January 2010 Sales Stats Palm Desert

Palm Desert California experienced a slower than expected start to the new year. We are seeing  such a high level of activity these numbers surprised me a bit. I attribute it to the fact that at the first of the year many people put their properties on the market - condo inventory went up by about 44 units - homes by 73 units.  The lower sales figures for homes I would attribute to buyers taking longer to make up their minds plus short sales really slow the system down taking three times as long, in most cases, as bank or regular sales.  Condo sales increased in total units from December.

So What Is Selling?

Current Sales Stats (Dec 2009): There are 370 homes and 489 condos currently for sale in Palm Desert both representing a steady decline month after month since early 2009. There are 42 homes and 48 Condos under contract in the month of December 2009. There were 56 homes and 53 condos in the sold category!

The most expensive home sold in Palm Desert in December of 2009 was a 2,000,000 Home at Bighorn Country Club in South Palm Desert. This premier country club continues to see good activity even in the challenging market we are in.
