La Quinta Arts Festival. For a vibrant art experience the nationally renowned La Quinta Arts Festival can’t be beat. Showcasing the area’s most dazzling artists, La Quinta Arts Festival is a 4-day celebration of creative talent and innovation in mediums including sculpture, photography, painting, ceramics, jewelry and much more. 2014 marks the 29th year of this Festival and you can enjoy it on March 6-9th at the La Quinta Civic Center Campus and with a great selection of over 100 artists. Art Under the Umbrellas shows are one-day events located in Old Town La Quinta from 10am to 4pm on select Saturdays October thru March. There is Free admission and free parking. Offical Website of Art Under The Umbrellas

Over 80 artists participate at each Art Under the Umbrellas event, located along the closed-off streets of Old town La Quinta. This pretty outdoor venue is reminiscent of Colonial Mexico. Make it a great day outdoors by perusing artist wares, exploring shops, and restaurants.

After all that walking at the art fairs you can put your feet up and discover inspiring and thought provoking cinema at the 2014 Palm Desert Public Art Documentary Film Series. Beginning in January 2014, the public is invited to a fifth season of free screenings of public art-themed documentaries presented by the City’s Public Art Department and the University of California, Riverside Palm Desert Graduate Center. Each screening will include a featured speaker who will discuss that night’s film.

Tax Deductions On Your Home Done Right

Tax Time is coming right up. One of the many benefits of home ownership is the tax deductions that you can take. It is very important that you know which ones to take and how to do them to maximize the benefit to you will remaining compliant with the tax code.

This article spells out 6 tricky situations you might find yourself in.  Check out this list of six deductions you may or may not qualify for. As always be sure to check with your tax professional to be certain that you are eligible or to answer more complicated questions.

6 Home Deduction Traps and How to Avoid Them

Get an “A” on your Schedule A form: Dodge these tax deduction pitfalls to save time, money, and an IRS investigation.

Trap #1: Line 6 - real estate taxes

Your monthly mortgage payment often includes money for a tax escrow, from which the lender pays your local real estate taxes.

The money you send the bank may be more than what the bank pays for your taxes, says Julian Block, a tax attorney and author of Julian Block’s Home Seller’s Guide to Tax Savings. That will lead you to putting the wrong number on Schedule A.

Example:

Your monthly payment to the lender: $2,000 for mortgage + $500 escrow for taxes
Your annual property tax bill: $5,500
Now do the math:

Your bank received $6,000 for real estate taxes, but only paid $5,500. It may keep the extra $500 to apply to the next tax bill or refund it to you at some point, but meanwhile, you’re making a mistake if you enter $6,000 on Schedule A. Instead, take the number from Form 1098—which your bank sends you each year—that shows the actual taxes paid.

Trap #2: Line 6 - tax calculations for recent buyers and sellers

If you bought or sold a home in the middle of the year, figuring out what to put on line 6 of your Schedule A Form is tricky.

Don’t simply enter the number from your property tax bill on line 6 as you would if you owned the house the whole year. If you bought or sold a house in midyear, you should instead use the property tax amount listed on your HUD-1 closing statement, says Phil Marti, a retired IRS official.

Here’s why: Generally, depending on the local tax cycle, either the seller gives the buyer money to pay the taxes when they come due or, if the seller has already paid taxes, the buyer reimburses the seller at closing. Those taxes are deductible that year, but won’t be reflected on your property tax bill.

Trap #3: Line 10 - properly deducting points

You can deduct points paid on a refinance, but not all at once, says David Sands, a CPA with Buchbinder Tunick & Co LLP. Rather, you deduct them over the life of your loan. So if you paid $1,000 in points for a 10-year refinance, you’re entitled to deduct only $100 per year on your Schedule A Form.

Trap #4: Line 10 - HELOC limits

If you took out a home equity line of credit (HELOC), you can generally deduct the interest on it only up to $100,000 of debt each year, says Matthew Lender, a CPA with EisnerLubin LLP.

For example, if you have a HELOC for $200,000, the bank will send you Form 1098 for interest paid on $200,000. But you can deduct only the interest paid on $100,000. If you just pull the number off Form 1098, you’ll deduct more than you’re entitled to.

Trap #5: line 13 - Private mortgage insurance

You can deduct PMI on your Schedule A Form, as long as you started paying the insurance after Dec. 31, 2006. Congress renewed the PMI deduction for 2012 and 2013 for people making less than $110,000.

Since you're thinking about it, this is also a good time to review your PMI: You might be able to cancel your PMI altogether because your home value has risen and the amount your owe on your mortgage has gone down.

Trap #6: line 20 - casualty and theft losses

You can deduct part or all of losses caused by theft, vandalism, fire, or similar causes, as well as corrosive drywall, but the process isn’t always obvious or simple:

Only deduct losses that are greater than 10% of your adjusted gross income and exceed $100 (line 38 of Form 1040).
Fill out Form 4684, which involves complex calculations for the cost basis and fair market value. This form gives you the number you need for line 20.
Bottom line on line 20: If you’ve got extensive losses, it’s best to consult a tax pro. “I wouldn’t do it myself, and I’ve been dealing with taxes for 40 years,” says former IRS official Marti.

Palm Springs Modernism Week 2014


Palm Springs Modernism Week: ( or week+ since it is 10 days long!) It all happens February 13-23, 2014 when the world comes to admire what we here locally take for granted everyday. This amazing event continues to grow and expand in all directions.  Last year the event brought in vintage travel trailers and expanded beyond Palm Springs into the Palm Desert neighborhoods with fifties architecture.

The 14th annual Palm Springs Modernism Show and Sale will be held at the Convention Center, located On Amado and Avendia Caballeros, with over 80 exhibitors showing their treasures and hoping to make them YOURS!

The show -which could possibly be credited with starting the whole modernism week (but I am not an expert on the founding of the event!) is just the tip of the iceberg.  The website for the event lists no less than 32 pages of events! From lectures, to films, to house tours, bus tours and exhibits. Everyone is getting in on the excitement with exhibits at the Palm Springs library to lectures in hotel ballrooms.  Fitting it all in will be your biggest challenge.

Perhaps the best part of Modernism week is it takes place in the sunshine of Palm Springs. This will no doubt please the some 40,000 expected visitors, from all parts of the world, who may not see temps like these until Summertime.

Live In Palm Desert California

When you choose to live in Palm Desert California you'll find that the amazing quality of life is accented by a splendid choice of homes. Many types of  neighborhoods make up the city. You will be hard pressed to find a category of home that is not represented in this city.

Everything is just minutes away and the pace of life is slower. Everyone is here to relax and enjoy the endlessly sunny days.

Palm Desert is broken up into 3 geographical areas referred to as Palm Desert North, Palm Desert East and South Palm Desert. South Palm Desert is almost exclusively residential once you get away from the Highway 111 corridor, while North and East are well planned communities with a mix of uses.

Palm Desert also holds the reputation in the valley of being the most financially sound. It is also home to the new extension of the University of Southern California San Bernardino. As a result of the University project most of the remaining vacant land in North Palm Desert is being totally developed with supporting infrastructure, housing and retail.
