Hotels In Palms Springs

Goodbye Hard Rock Hotel ...and welcome back Hotel Zoso Just 5 years after their Debut in    
Palm Springs the Hard Rock Hotel name is gone from the building and the name has reverted back to what its' previous name.  Initial news reports seem to indicate some sort of management dispute over loans on the property as the cause.

For those of us who have lived here for a long time we remember the building as the Marquis Hotel. Regardless of what it is called the hotel occupies Prime downtown Real Estate in the rapidly changing core of Palm Springs.  Just a few blocks from the expected new hotel from the Agua Caliente Band of Indians that will replace the old SPA hotel.

The Rowan Hotel opened this year and its' roof top dining /Bar pool complex has been the talk of the town.  This Kimpton Brand hotel sits next to a bevy of new retail including a Starbucks Reserve, H&M Clothing Store and a Tommy Bahama Store and Restaurant. The Dream hotel is scheduled to open North Of the Convention center in 2019.

The Right Questions To Ask at your Home Inspection!


The home inspection period on your new property is crucial.  Be sure you know what is
important and what is not. Asking the right questions can save you BIG $.

Home inspectors provide an important service by letting you know the physical condition of the property at time of inspection. To produce the most accurate report possible the report will contain three categories of notes. The first category is cosmetic:  things like a chipped tile, a window that is sticky or a burned out light bulb.Those smaller items are good to know and can be the start of a handy mans' to do list one you close but they are not the crucial items. The second category is safety. Is there a leak, is something not wired properly?, is there something that poses a health and safety risk?  This are the items you will want to focus on asking the seller to repair.  The third category is where you can really
save money though!

The most important information you want the Home Inspector to tell you about are the major systems of the home.  This is the third category of items on the report. Keep in mind all of those systems have a life span. Some types of roofs last 50 years some have to be replaced every 15-20 years. Which type of roof does your new home have?  Water heaters, furnaces and air conditioners all have a life expectancy what are those in your new home? Just because a home looks good cosmetically does not mean the underlying systems are sound.

By getting this information from your Home Inspector you will know the true cost of your new
home. Because after the mortgages, taxes and insurance are paid you still have to keep the systems that make up the home in good condition. Systems with lots of life left in them actually nets you more money in the long run.

Neighborhoods In Palm Springs

Alta Neighborhood Palm Springs CA

There are so many great neighborhoods in Palm Springs. You may all ready have your favorite or just be starting on your discovery to finding the perfect one for you. The picture above is for the ALTA community in South Palm Springs. An ultra modern home community that is walled and gated.

One thing you'll notice in Palm Springs is that there are not many gated neighborhoods. Some of the condo complexes are partially gated, usually just the streets, but it is rare to find many totally walled and gated complexes in Palm Springs proper. Individual properties like those in Old Las Palmas are frequently gated and walled but whole communities are rare.  Some examples are Mountain Gate, in North palm Springs and Andreas Palms in the South. The Morrison town homes in central Palm Springs are gated. 

Once you get out to Rancho Mirage, Palm Desert and La Quinta  the gated communities are much more common and there are some very large ones like PGA West, Mission Hills and Sun City.
